1. Who we are

Sell Fast Buyers LA ("we," "us," or "our") is a private real estate investment company that buys houses, condos and small multi-family properties directly from owners across the Los Angeles metro area. We operate this website, sellfastbuyersla.com (the "Site"), to let property owners request a cash offer.

We are a service-area business and do not have a walk-in office. We are not a licensed real estate brokerage and we do not list homes for sale. This policy explains what information we collect when you use the Site or work with us, why we collect it, and the choices you have.

2. What we collect

Information you give us

When you fill out the cash offer form, contact us, or communicate with us during a transaction, we may collect:

  • Contact details: your name, email address and phone number.
  • Property details: the property address, its condition, occupancy, how you own it, and anything else you tell us about your situation or timeline.
  • Transaction details: if we move toward a purchase, information needed to close, such as ownership documents, mortgage or lien payoff information, and identification required by the escrow and title company.
  • Communications: the content of emails, text messages, form submissions and notes from phone calls or property walkthroughs.

Information collected automatically

When you visit the Site, our systems and service providers automatically log technical information such as your IP address, browser and device type, the pages you view, the time you spend on them, the site that referred you, and approximate location derived from your IP address. See Cookies and analytics below.

Information from other sources

To evaluate a property and make an accurate offer, we look at public records and third-party data, such as county assessor and recorder records, recent comparable sales, and mapping or aerial imagery services. This information is about the property, but it may include the owner's name as it appears in public records.

3. How we use it

We use the information we collect to:

  • Review your property and prepare a written cash offer.
  • Respond to your request and communicate with you about your offer, a walkthrough, or a closing.
  • Complete a purchase if you accept, including working with escrow, title and any attorneys involved.
  • Follow up with you if you asked for an offer but haven't decided yet. You can ask us to stop at any time.
  • Operate, secure and improve the Site, and understand how visitors use it.
  • Keep records we are required to keep by law, and protect our legal rights.

We do not use your information to make automated decisions that have a legal or similarly significant effect on you. Every offer is reviewed by a person.

4. Who we share it with

We do not sell your personal information, and we do not rent, trade or share it with other investors, lead-buying services or marketers. When you submit your property, it goes to our team only.

We share information only with the parties needed to run the Site and complete a sale:

5. Text messages and calls

If you provide a phone number, you agree that we may call or text you about your property and your offer. Text messages may be sent using automated technology. Message and data rates may apply, and message frequency varies based on your conversation with us.

We do not share your phone number, SMS opt-in or consent with any third party or affiliate for their marketing or promotional purposes. Mobile information collected for texting is used only for the messaging you've agreed to.

6. Cookies and analytics

The Site uses cookies and similar technologies for three purposes:

  • Essential: to make the Site and the cash offer form work, including form-session cookies set by our platform provider.
  • Analytics: to measure traffic and understand which pages are useful. We may use tools such as Google Analytics, which collect anonymized or pseudonymous usage data.
  • Advertising measurement: if we run ads on Google or Meta, their tags may record that you visited our Site so we can measure results and avoid showing you the same ad repeatedly.

We also load fonts from Google Fonts, which means Google receives your IP address when the page loads.

You can block or delete cookies in your browser settings; the Site will still work, though the form may not. To limit advertising cookies, use the opt-out tools at aboutads.info and Google's analytics opt-out. We honor Global Privacy Control signals sent by your browser as a request to opt out of sale or sharing under California law.

7. How long we keep it

We keep offer requests and communications for as long as we might reasonably do business with you, and then for a period that lets us respond to questions and meet our record-keeping obligations. Records of completed purchases are kept as long as required by tax, real estate and other laws, generally at least seven years. Website analytics data is kept in aggregated form. You can ask us to delete your information sooner; see Your California rights.

8. How we protect it

We use reasonable administrative, technical and physical safeguards to protect your information, including encrypted connections (HTTPS) on the Site, access limited to team members who need it, and reputable service providers with their own security programs. No method of transmission or storage is completely secure, so we can't guarantee absolute security. If we learn of a breach affecting your personal information, we will notify you as required by California law.

9. Your California rights

The California Consumer Privacy Act, as amended by the California Privacy Rights Act (together, the "CCPA"), gives California residents specific rights over their personal information. Our business may fall below the CCPA's thresholds, but we extend these rights to everyone we work with:

  • Right to know: what personal information we have collected about you, where it came from, why we use it and who we've shared it with.
  • Right to delete: ask us to delete your personal information, subject to exceptions such as completing a transaction or meeting a legal obligation.
  • Right to correct: ask us to fix inaccurate information.
  • Right to opt out of sale or sharing: we do not sell or share personal information as those terms are defined by the CCPA, so there is nothing to opt out of.
  • Right to limit use of sensitive information: we only use sensitive information (such as identification documents) as needed to complete a closing.
  • Right to non-discrimination: we won't treat you differently for exercising any of these rights.

In the last 12 months we have collected the categories listed in What we collect: identifiers, contact information, property and commercial information, internet activity, approximate geolocation, and, in transactions, government identification. We have not sold or shared personal information.

How to make a request

Email us at the address in Contact us with "Privacy request" in the subject line, and tell us which right you want to exercise. We'll need to verify it's you, usually by confirming details you've already given us. You can also have an authorized agent submit a request on your behalf if they provide signed permission. We respond within 45 days, and will tell you if we need more time.

Shine the Light

California Civil Code §1798.83 allows you to ask whether we've disclosed personal information to third parties for their direct marketing. We don't.

10. Children

The Site is for property owners and is not directed to anyone under 18. We do not knowingly collect personal information from minors. If you believe a minor has provided us information, contact us and we will delete it.

11. Links to other sites

The Site may link to third-party sites, such as county records portals or service providers. We aren't responsible for their content or privacy practices, and this policy doesn't cover them. Check their policies before sharing information with them.

12. Changes to this policy

We may update this policy as our practices or the law change. When we do, we'll post the new version here and update the "Last updated" date at the top. For significant changes, we'll also tell you by email if we have an active relationship with you. Your continued use of the Site after a change means you accept the updated policy.
